Dilapidation and strip-out works for former showroom unit

Background

Following the closure of a former showroom tenant, CEL required the property
to be returned to a pre-let shell condition to enable the unit to be remarketed
for future occupancy. EMS FM Group was appointed to undertake a full
dilapidation and strip-out package, including waste segregation, removal
and recycling management.

The Challenge

The unit had been heavily adapted by the previous tenant for showroom use,
with a wide range of fixed display installations and specialist finishes
throughout the premises including:

1 Wall and floor-mounted tile displays
2 Bathroom suites and display fixtures
3 Large quantities of UPVC windows and doors
4 Mixed construction and retail waste materials segregation and compliant
disposal

The project required careful coordination to safely remove all tenant-installed
elements while minimising disruption and ensuring materials were processed
through the appropriate recycling and waste streams.

The Solution

EMS FM Group’s Dilapidation and Waste Management division carried out a full
internal strip-out programme, removing all tenant fixtures, fittings and finishes to
return the building to a clear shell condition.

• Removal of all display installations and fitted units

• Strip-out of wall and floor finishes

• Removal and segregation of waste materials

• Recycling and compliant disposal management

• Preparation of the unit for future tenant occupation

Throughout the project, the team maintained a clean and organised working
environment while ensuring waste materials were separated and processed
responsibly.

The Outcome

EMS FM Group successfully removed and processed more than 30 loads of waste material, restoring the property back to a market-ready shell condition. The completed works enabled the client to quickly progress with reletting activities and prepare the unit for a new tenant, helping bring the vacant property back into productive commercial use.
